To Boost a listing, the listing must first be meet the following prerequisites:
- On-Market Status
- For Sale Availability (For Lease is not supported at this time)
Any eligible listings will show a Boost Available banner right from the homepage of Buildout Marketing.
Navigate to a listing you would like to Boost, and you will see the option to Boost available in the navigation options.
If your listing is missing any important data, you will be notified in a popup window. We highly recommend filling out all recommended details to get the most from Boost!
Once you have Boosted your listing, you will receive a confirmation. That's it, your listing is Boosted!
What does each Investment Type mean?
Core, Core Plus, Value-Add and Opportunistic are terms used to define the risk and return characteristics of a real estate investment. They range from conservative to aggressive and are defined by both the physical attributes of the property and the amount of debt used to capitalize a project.
CORE = Income
- Low risk
- Credit tenants
- Long-term leases
- Stable, consistent cash flow
- Passive investment
CORE PLUS = Growth & Income
- Low to moderate risk
- Opportunity for minor property improvements, management efficiencies and/or increasing quality of tenants
- High quality
- Well occupied
- Active investment / participation by ownership
VALUE-ADD = Growth
- Moderate to high risk
- Little to no cash flow at acquisition, but have potential to produce a tremendous amount of cash flow once the value has been added
- Occupancy issues, management problems, deferred maintenance or a combination of all three
- Active investment / participation by ownership
OPPORTUNISTIC = Growth & Risk
- High risk
- Little to no cash flow at acquisition, but have potential to produce a tremendous amount of cash flow once the value has been added
- Most complicated projects and ownership may not see a return on their investment for three or more years
- Active investment / participation by ownership
